Repurpose + Resurface: Converting Existing Buildings into Ice Rinks
We’re getting more and more interest from clients looking to convert former warehouses, retail centers, large buildings, and other existing structures into ice rinks. And it makes sense—when done right, this can be a faster, more cost-effective alternative to building a brand-new facility from the ground up.

Why This Approach Makes Sense
Lower Cost. Quicker Turnaround.
Repurposing an existing building can save millions of dollars in both hard and soft costs. Why? Because many of the big-ticket items—steel, concrete, parking, utilities—are already in place. You’re not starting from scratch, which means you can skip a lot of the site work (grading, utilities, stormwater infrastructure) that comes with new development.
Another major factor is time. Converting an existing structure often (but not always!) allows you to bypass some of the early-stage hurdles like zoning approvals and planning commission reviews. If the existing use isn’t changing dramatically, you might be able to go straight to building permits. That can save months.
Things to Keep in Mind
While converting a former warehouse, retail center, grocery story, or other large building can be a great option, it’s not as simple as setting up some boards and getting out the hoses. The interior buildout is still a significant project.
Humidity + Insulation = A Big Deal
An ice rink is a very sensitive environment. You need proper insulation, humidity control, and ventilation systems in place. Most warehouses weren’t built with these performance standards in mind, so part of the process will involve evaluating what’s already there, and what needs to be added or replaced.
Refrigeration Infrastructure
You’ll still need a refrigerated slab and a mechanical plant to support your ice sheet. These systems can be complex and represent a significant portion of your total project cost—sometimes a couple million dollars by themselves.
Parking
If you’re building an ice rink, you better have parking. Existing structures may have limited space. Warehouses in particular will generally have insufficient infrastructure for anything more than a practice rink. Retail and grocery store sites are a safer bet.
Not All Buildings Are Created Equal
We’ve seen some groups look into pre-engineered fabric structures or "egg" buildings because of their low cost. We would strongly advise caution there. Those structures typically struggle with humidity control, which can lead to major issues down the road. Just because it’s the cheapest doesn’t mean it’s the right fit for an ice rink. If you can’t maintain consistently good ice for your customers, that’s a major problem.
Every site is unique, and a quick visual scan won’t tell the whole story.
